Sherman has sold for the Douglas estate the 4-sty tenement with store No. 430 Sth av, on lot 21.7x90, between Slst and 32d sts and adjoining property recently purchased by the Stuyvesant Real Estate Co. William A. White & Sons bave sold for the estate of Edwin M. Harrison No. 325 Greenwich st, adjoining the corner of Duane st. The lot Is 25x80 and is improved with a 5-sty building. Lovejoy & Noyes have sold for Henry J. Phillips Nos, 281 and 283 Water st, southeast corner of Dover st, a 7-sty building, on lot 30x75. The Floyd estate has sold to Mandelbaum & Lewine No. 263 to 273 Broome st, southeast corner of Allen st, four 5-sty brick tenements, on plot 125.6x87.6. S. H. Stone has sold to Lowenfeld & Prager Nos. 153 and 155 East ISth st, two 3-sty dwellings, on plot 42,4x92. The seller recently bought these properties at auction—No. 153 for $16,550 and No. 155 for $20,000. Mandelbaum & Lewine bave sold to Dr, William A. No. 72, on lot 20x100.5, sold for $30,300 in 1900. Leonard L. Hill has sold to Elizabeth Irving the 4-sty dwelling, on lot 20x98.9, No. 341 West 34th st, for $22,500. Mary E. Atkinson has purchased from Adam Knobloch, at $14,000, No. 3G2 West S2d st, 4-sty dwelling, 16.8x98.9. The Pennsylvania Railroad's latest purchases, made through the Stuyvesant Real Estate Co., made public are; Nos. 390 and 398 ;7th av, 49,4x70, at the southwest corner of S2d st, for which it is aaid $100,000 was paid; Nos. 384 and 386 7th av. 51.9x60, with an L, No. 207 West Slst st, 40x73.9, at the same price; and No. 430 7lh av, northwest corner of SSd st. 22.10x50, for $90,000. No. 383 Tth av, at the northeast corner of Slst st, a 5-sty building, on lot 33,9x38, is said to have been sold for $78,000. The prices are given as reported; compared with past transactions, they appear very high. For instance, No. 383 Tth av, consisting of the parcel, 33,9x38, just mentioned, and 22 feet adjoining on Slst st, making together 33.9x60, sold in partition at auction in Oc¬ tober, 1900. for $43,000. Nathan E. Ciark has purchased from the New York Realty Corporation the plot, 77.9x105.11x75,3x86.8, at the southeast corner of Broadway and 55th st. The buyer will erect an apart¬ ment hotel. This will be his first operation in apartment hotels, he having confined his operations to housekeeping apartments. Jobn L. Cadwalader has sold Nos. 17 to 21 West 32d st, three 4-sty dwellings, on plot 73.9x98-9. John N. Golding was the broker; the asking price was $240,000. George J. Kenny has purchased from D. W. Wilbur, of Pougb¬ keepsie, administrator of tbe Ross estate, the property No. 318 East 27th st, being a 5-sty and basement double tenement, on lot 25x98.9- The purchaser is having plans drawn for a 5-sty and basement extension, and other extensive alterations and im¬ provements, to convert tbe building into a modern flat. Thomas P. Fitzsimons has sold for the estate pf "W. P. "Wood¬ cock to Sampson H. Schwarz and David Lippman the 5-sty tene¬ ment. No. 80 Horatio st, on lot 24.1x87.5. NORTH OF 59th STREET. Wilham Martin has sold to Arthur E. Wood a lot 25x100.11 on the north side of 115th st, 300 feet east of Sth av. A plot 50x100.11, only 225 feet east of Sth av, was recently sold at auction for $13,900. The last of the old residence properties on 125th st, west of Tth av, has been sold by Samuel Goldsticker for the executors of the late Henry Schubert to The Central Realty, Bond and Trust Co. This is the old Schubert homestead, comprising the block front from 125th to ]26tb sts, on the west side of Tth av, with frontages of 125 feet on each street. The property has always been held at extravagant figures; .$900,000, It is said, was asked for it when it was expected that the "World's Fair would be held In Harlem. It was offered at auction once and bid In at $420,000, and was probably sold at less than that figure. The most recent sale In the block is that of Nos. 235 and 237, West 125th st, extending to 232 and 234 West 126tlj St. The plot Is 50x199.10 and there are four 4-sty flats on It. It was sold at auction on October 29th for $113,100, the 125th st part of it having been purchased in 1884 by Lippman Tophtz for $65,000 and the 124th st houses in 188T for $45,000. Using this property as a comparison and making all allowances for the large plot and th^ it has 450 feet of frontage, it is hard to flgure a value of $420,000. Another sale of interest is that of the sixteen lots fronting on St. Nicholas av, 125th st, 124th st and Hancock place, by the estate of George W. Carleton to A. C. &. H. M. Hall. The property was purchased by Mr. Carleton in 1871 for $28,000. It fronts 200 feet on 125th st, 201.10 on St. Nicholas av, 62 feet on 124th st, 155.10 on Hancock place, with a westerly line of 130 2. The buyers, it is said, will erect an apartment hotel on the land. The Metropolitan Improvement Co. has sold the lot, 25x100-8^, on the south side of OOth st, 1(10 feet west of Central Park West. Slawson & Hobbs have sold for Louisa H. Thatcher, of Al¬ bany, No 102 "West 121st st, a S-sty dwelling, on lot 21x100.11. The house was transferred to the seller in October for $25,000. D. H. Scully has sold for Louis Leubuscher to Janpole & Werner the frame building on lot 50x99.11 No. 35 West 131st st. A similar plot on the south side of the street, 360 feet west of 5th av, sold for $16,000 in September, 1900, John Vincent has sold to W. Albert Pease, Jr., the tenant, the 4-sty dwelling on lot 12.6x100.5 No. 31 East 62d st for about .?23,000. No. 29, a 4-sty dwelhng, on lot 16x100.5, sold in May, 1899, for $28,500. Rosa Brown has sold to Carl Fischer Hansen the 7-sty apart¬ ment house, tbe "Vahana, Nos. 305 and 307 West 97th st, the buyer giving in part payment 155 lots in and near White Plains, Westchester county. Tbe seller bought the lots on which the apartment house stands in June for $34,000, with a building loan of $48,000. C. F. W. Johanning has resold the 5-sty three-family fiat with stores No. 22.39 Sth av, near 121st st, which he recently sold to the present seller for about $40,000. Charles Glenn has sold No, 300 West 85th st, a 5-sty American basement dwelling, 17x73x102.3. Chauncey Patterson has sold No. 13S East 64th st, a 3-sty dwelling, on lot 20x100.5, adjoining the northwest corner of Lexington av, S. H. Stone and Lowenfeld & Prager have sold the plot lOO.llx 93 at the southwest corner of Manhattan av and lOSth st for $45,000, but $38,300 is said to be the correct figure. They bought the plot at the Toplitz sale on October 29th for $36,800. Samuel G. Bayne was the buyer of the plot 75x100.11 on 108th st, ad¬ joining. Lowenfeld & Prager have purchased from Margaret E. Put¬ nam and resold Nos. 119 to 123 West 133d st, three 5-sty flats, on plot 73x99,11. Horace S. Ely & Co. have sold for Daniel B. Freedman Noa. 120 and 122 West 65th st, two 3-sty dwellings, each 18.9x100. L, J. Phillips Se Co, sold for the Jacobus estate to Daniel B. Freedman the plot, TSxlOO, on the south side of 65th st, com¬ mencing 100 feet west of Broadway. Stein, Cohen & Roth have sold No. 62 5th av, a 4%-sty build¬ ing, on lot 30x100. S. Packas bas sold to Daniel Longworth the 5-sty tenement No. 427 West Slst st, on lot 25x98,9. L. J. Phillips & Co. have soid for Louis V. Bell to Louis B. Tim the 4-sty American basement dwelling. J. Clarence Davies & Co. have sold for Amelia Walther the 2-sty frame two-family dwelling, on lot 23x100, No. 1416 Cro¬ tona av to Joseph F. Vion, who gives in exchange No. G71 East 14Sth st, a 4-sty flat, on lot 27.10x117.6; in conjunction with Barry & McLaughlin, for Joseph Nussbaum, the plot 225x100 at the northeast corner of Willow av and 137th st, with an L extending to 138th st; also, for J. Doane, the 5-sty flat 25x 95x100 No- 443 Willis av. OUT OF TOWN. The Empire City race-track was sold Thursday by Bankson T. Morgan, the referee, for $218,000. The purchaser was Frank
