Mordecai & Son, Inc., Frank Hughes, of Passaic, N. J., and Albert B. Ashforth were asso¬ ciated together in closing the following transactions, for the erection of a large studio building, on the south side of Man¬ hattan sq (77th st). 150 ft. east of Columbus av. They sold for Waller Russell to the Walter Russell Bond and Realty Co. the four lots on the south side of 77th st, 150 ft, east of Columbus av. being 100x102.2, Upon the land the Walter Russell Bond and Realty Co. will erect a 14-sty studio apartment house, which is to be the finest building of its kind in the city. They have also sold for the Montross Bond and Realty Co. the ad¬ joining building on the south side of 77th st. 50 ft, east of Columbus av, occupying land 100x102.2. upon which there ia now erected a 12-sty hotel, known as the Manhattan Square Hotel. When the studio building is completed the two buildings ■ will be connected on the ground floor, and will be run under one management. The entire amount involved in the operation is over .'}!2,000,000. Tliey have also leased for the Montross Bond and Realty Co. the Manhattan Square Hotel for a term of 21 years lo the Park Gate Hotel Co., the principal stockholder of whicli is Mr, George S, Moulton, formerly of the Hotel Amper¬ sand. The aggregate amount of the lease being about $1,200,000. When the studio apartment house is completed the first floor of the Manhattan Square Hotel will be altered and redecorated to conform with the decorations In the studio building. The principal party interested in the Walter Russell Bond and Realty Co. is Mr. Walter Ru'ssell, the well-known portrait painter, who was instrumental in erecting and flnancing the studio buildings in G7lh st, between Central Park West and Columbus av. ¥550,000 Madison Avenue Sale. MADISON AV.—David H. Hyman resold for L. M. &. T, Jones Lhe southeast corner of Madison av and 64th st, a plot lOO.ox 132,0. occupied by the Baptist Church of the Epiphany and the Chapin School. The property was purchased by a large realty and construclion company for improvement with an apartment house. WEST END AV.—I. Lebowitz bought from John Palmer the 5-sty apartment house 700 "West End av, northeast corner of 04lh st, 42.2x100. 1ST AV.—Ernest N. Adler sold for Samuel Davis to John Bacso 1509 1st av, a 5-sty double flat with stores, on lot 25x70; also, for Jacob Larschan to Simon Schnurmacher l'o52 1st av, a 5-sty tenement with stores, on lot 25x100. The latter building will be altered by the new owner. 1ST AV.—Frankenthaler & Sapinsky and Charles Kaufman bought for a client 1135-1137 1st av, two 5-sty tenements, 32x64. 2d AV,—Steinman & Jackson sold for a client 1903 2d av, a 5-sty tenement, with stores, 26x75, to Alexander Pfeiffer. 2D AV.—E. Loewenlhal sold the plot 60x100 on the east side of 2d av, 40 ft. north of 123d st. Fifth Avenue Mercantile Bnilding Transferi'cd. 5TH AV.—Tucker. Speyers & Co. sold for Emma V. V, Rapallo to C. Grayson Martin 574 5th av, between 46th and 47lh sts. a 6-sty mercantile building, 25x100, The price is reported to have been about .?410,000. Columbia College Leasehold Sold. 5TH AV.—Bryan L. Kennelly sold for Thomas R, A, Hall to Frederick S, Flower, of Flower & Co., the new G-sty American basemenl dwelling 612 5th av, 23x125, Columbia College lease¬ hold. This house adjoins the Kane residence at the northwest corner of Sth av and 49th st. It was held at $135,000. Buyer for Fifth Avenue Dwelling. 5TH AV.—Pease & Elliman sold 9SG 5th av, between 79lh and SO.th sts, a 5-sty new whitestone dwelling, 25,6x100, to a client for occupancy for about $400,000. The property adjoins that of William B. Leeds and Irving Brokaw. 7th av.—William S. Lalor sold for the Watt estate to Loe- wenfeld & Prager the block front, 200x100, on the east side of 7th av between 141st and 142d sts. The estate owns the rest of the block to Lenox av, and it is said negotiations are now under way for its sale as a wliole, although the other lots will now be withdrawn from the market. STH AV.—Silverson & London sold the northeast corner of Sth av and 145th st, a new G-sty flat, with stores, 40x100. This is the second of a row of five sold within a week. WASHINGTON HlfllGHTS. 133d ST.—J, A. Harrington sold to S. Rosenthal and T. Melzgar 533 and 535 West 133d st, two 5-sty triple flats, each 25xlU0. ■ 14GTH ST.—Oliver C. & Frederick W. Moore sold 002 West 146th sl. a 5-sty new law house, on plot 50x99,11, adjoining the southwest corner of Broadway, to Arthur R, Mack. 174TH ST.-In part payment for 602 West 146Lh st, Mr. Mack gives lo the Messrs. Moore the plot, 100x100, on the north side of 174th st, 100 ft. east of St. Nicholas av. AMSTERDAM AV.—East side, 100 ft. south 15Sth st, 25x100, old 4-sty brick building, sold ^y Chas. A, Briggs, through David Stewart, to be occupied by the purchaser for his own business. AMSTERDAM AV.—Goodwin & Goodwin resold for Henry Marks and Casper Levy to S. Elkin and G. AMSTERDAM AV.—Ferdinand Nagel sold for Henry Marks and Casper Levy to an investor 1747 Amsterdam av, a 5-sty triple flat, 25x100. BROADWAY.—The Chrystal Realty Co. sold 3405 Broadway, a 6-sty apartment house, with stores, 40x100, west side. 39.11 ft. north of 138lh st. BROADWAY.—Maurice E, Strauss sold for Lowenfeld & Prager to Sonn Brothers the northwest corner of Broadway and 151st St. 99.11x150. Marble Hill Sales. TERRACE VIEW AV.—James F. Segrave sold for the Park Mortgage Co, to Elisha Crawford a 2-sty Queen Anne cottage, 30x100, on the south side of Terrace View av, east of Jansen av. Marble Hill. This completes the sale of five houses owned by the Park Mortgage Co. at that point. —Representative Olcott, of Manhattan, on Tuesday introdiiced in the House at Washington a bill carrying $3,-500,000 for a new post office building in New York on the site already purchased in 31st St. near the new Pennsylvania railway terminal.
