I0I2 RECORD AND GUĨDE December 21, 1907 Biverside Drive Mansiou Sold for Cash. RrVE'BSIDE DRIVE,—li. J. Phillips & Co. sold the Isaac L. Rice raansion, at the southeast cor of Riverslde Drive and S9th st, and known as íhe Villa Julia. S'oloman Schinasi, of the flrm of Schinasi Bros., cigarette manufactnrers, is the purchaser. This house has been identifled for some time past as the base of operatioiis of tha Society for the Suppression of Unnecessary Noise against steam- boat whistles and various forms of street noises. The property has heen held at an asking prlce of $600,000. The title will pass to Mr. Schinasl on Jannary 2, 1908. Thi^ property is laid out to rep- resent an Italian vllla, and Is oae of the bhow places of the Drive. The buiiding is built of marble and brifk on a pĩot with a frontage of 111.5 feet on the Drive and 101 Eeet on 89th st. It Is situated aĩmost opposlte the Soĩdiers and Sailors Monument and the resi- dence of Bîshop Potter, formerly known as the Alfred Coraing Clark mansion. Mr. Rice purchased this plot in 1899 and huilt his residence in the year foliowing. A short time since Morris Schinasi, the other member of the tobacco flrm, bought a larger corner plot at 107th st and Riverside Drive. Plans have been prepared for the erection of a large dwelting on this ĩot, The two E'chinasi resi- dences wlll soon be among the "show places" of the Drive. The city lnstituted legal proceedings against the property some time sinee because of the encroachment of one of the walls oq the 89th st side. This matter has not as yet been settled. All cash was paid for the property over a $17,5,OOO mortgage, held by the Green- wich Savings Bank. This mortgage will be paid off, It is understood, as soon as It falls due. WEST END AV.—David Lion sold to Philip W. Hessberg, of Rich- mond, Va., Nos. 28, 30, 32 and 34 West End av, at the southeast cor of 61st st, four 5-sty flats, 100x100, comprislng one-half the block front, WASHEÍGTON HEIGHTS. 146TH ST.—Albert Hughes sold 506 to 510 West 146fch st, two 6-sty Sats, SO.'îOO.ll, to a Mr. DuBois, of Brooklyn. These houses are a part ot a row of 5 which are buiit 87 feet each. They are situated on the south side of 146th st, 100 feet west of Amsterdam av. Od this block is a large ptiblic school, the largest one on the Heights, which runs through to 145th st. Across the way is the huilding of the Unlted Electric Light & Power Co.'s plant. There is considerable vacant property on the norlh side of the hlock towards Broadway. This Is reaîly the centrai portlon of the Heights, being accessable to the down-town district by the subway express slatlon at 145th st and the cross-town line running through this same street. A. Stjernberg two lots on Amundson av, 422 íeet north of Randall av; and to A. B'enerofe a lot oe Jones av, 175 feet north of Jefferson av. 142D ST.—C. H. Werner sold, through Kurz & Uren, No. 489 E'ast 142d .st, a 4-sty double flat, 25x100. There are lO rooms on a floor. The title closes Jaauary 6, 1908. The asking prlce was $15,000. Harry White Sells the "St. Anthony." 183D ST.—Harry White sold for Thomas Smith the "St. Anthony," a 5-sty apartment house, at 559 and 561 East 183d st, 50.xl00. to Michaei J. Daly. The house was fully rented before completion, all the tenants being on leases. There are 4 apartments on a floor, divided into suites of two 4 rooms and bath and two 5 rooms and bath. Thls was a cash sale, and the asking price was $85,000. 220TH ST.—John H. Behrmann sold for Charles W. and Eugene Stark to Christian and Elizabeth Adler, the house, with land, 50x. 114. oũ the north side of 220th st, about 350 feet west of White Plaina av. 222D ST.—John H. Behrmann sold for Frank L. Bacon his house and 3 iots on the south side of 222d st, ahout 230 feet west of Whîte Plains av, 228TH ST.—John H. Behrmann sold for R. Elkan and John Novak the two-family house on the south side ot 228th st, aboufc 200 feet west of Lowerre pl, to Henry Heĩlmers, who gave in exchange the plot, 50x114, on the north side of 234th st, about 225 feet east of Carpenter av. TRINITY AV.—Louis Klinger and Oslas Karp sold 992 and 994 Trinity av, a 5-sty. new law house, 37.6x100, through F. Gross. THIRD AV.—J. Clarence Davies sold for the estate of Caspar Hake the northwest cor of 3d av and 158th st, a 3-sty business building, 26x100. The huyer, M. Bayard Brown, of 32 Nassau st, now controls the entire block front on 3d av from Ĩ58th to 159th st. Tliis plot is diagonally opposite the Bronx High School building. Mr. Brown is also the owner of severaĩ houses in Perry st, as well as property in Bleecker. Greenwich and Hudson sta. lÆASES. Lee & Rusk have leased 123 West 87th st, a 3-sty dweiling, to a client for occupancy. The Hcnry Bruner estate leased, to Frank & Lambert, the 6-sty loft building. 50x95, at 115 and 117 Wooster st, for 10 years. Julius H. Hass has leased from C. C. Hottenroth the 6-sty apart- ment house, with storea, 700 East 161st st, for a term of 3 years. McVickar-GaiIlard Realty Company leased the 2d loft at No. 810 Broadway to the Direct Line Telephone Company, of S'an Francisco. George Schaefer, in conjuuction with Charles J. Deane, leased 2 floors iE the building at 121 West 125th st to the Hariem Athietic Club, G. Tuoti & Co. leased, for William Oppenheim, the nprtheast cor of 17th st and Av B for a term of years, at an aggrega'te rentaĩ of $19,500. A. & M. Jacobs leased, for the Engs Corapany, the store and base- ment at 825 Broadway for a term ot years. at a gross rental of about $75,000. D. Lang haa leased, for Joseph Shatman, the 6-sty apartment house, 151 and 153 West 123d st, to a client for 10 years, at an aggregate rental of $65,000. Louis Becker & Co. leased, for Michael A. Hoffman, the entire hrick stahle building, Nos. 168 and 170 Dyckman st, for a term of years to Messrs. Brower & Deas, L. N. Clark leased, for Thomas 0. Riley to the Rev. E. C. Shaver, a dwelling on a plot on the east side of Kingsbridge terraee, 50 feet Bouth o£ Perot st, Kingsbrldge, overlool(iBã Jerotíie Parĩĩ reservoir. Whitehouse & Porter rented, for Miss Adele Kneelaad, the 5-sty American hasement dwelling. 48 West 46th st, to Mrs. Marie Hunt Story; also for Miss Alice G. Messenger, 41 East 75th st to Mrs. William McCready. The Ruland & Whiting Co. leased, lor a term of years, for S. Lansdorf & Co., the 2 npper stories, comprising 20,000 sqúare feet, in the new buiĩding, 72 to 76 Spriag st, eor o£ Croshy st, E'ol, Stern represented the iessors. Andrew Coppola & Son leased the entire 7-sty flat house, 35 Monroe st. for J. Weinstein for a'term of 5 years, afc an aggregatø rentai of $20,000. This huilding occupies a plot 25x100, and has four families in 14 rooms on a floor. The H. H. Fuller Company leased, for the Bankers' Construction Corporatioo, 5,000 square feet of space on the 5th floor of the build- ing at 29 to .35 West 32d st, running through to 30 and 34 West 33d st, to E. G. Koegler & Co., for a term of years. E. H. Wendeli & Co. leased, for a client, to E'ugene Hale, Jr., son of United States Senator Hale, 52 West 55th st, a 4-sty dwelliag, for 5 years; also, to Miss Emeline Judson, for 5 years, 9 Bast 49tli st. a 4-sty dweĩiing, 22.8x100.5, adjoinlng the Buckingham Hotel. M. & L, Hess leased, for "Dr. Reginald H. Sayre, for a term of 21 years, frora May 1 next, the 4-sty and basement altered building at 136 5th av, at an aggregate rental of $2.50.000. The property measures 25x160, wilh an aĩley giving aceess to 19th st. The lessee is George T. Pulney, restaurateur, now at Broadway and Broome st, The Duross Company leased, for the David Btevenson Brewing Company, the 7-sty bnjĩding. 175x80, at the southwest cor of lOth av and 40th st, adjoining the brewery. The lease is for a long term, at an aggregate rental of .'p200,000. The ĩessees, Spear & Company. will altcr thc structure for use as a furniture warehouse, Renwick C. Hurry & Co. report the following leases: The 7th loft in the building, 13 and 15 West 28th st, for E. Deutsch to E. T. Cliurch fi: Co., for 5 years, at an aggregate rental of $20,000; also, the Ist loft in the building, 2 East 29th st, for William H. Chese- brough to Margaret Asper, for 3 years, at an aggregate rental of $7,000. The McViclíar-GailIard Realty Company reports that it has rented 2,500 square Eeet on the 19Lh fĩoor of the Cortĩandt Buiiding, McAdoo Termiiiai, taking in nearly the entire southwest cor, to the Southern Railroad Company for a term of years; also a booth in the Fuĩton Buildiug, Hudson Tunnel Terminal, to Charles Le Bihan for 12 years, frora May 1, at an aggregate rental of about $25,000; also, to Gustav Knaulh, now at 71 and 73 Nassau st, a booth in the eeutre ot the concourse floor iu the Hudson Terminal Buildings for a period of 12 years from May 1, at an aggregate rental of $30,000. Mr, Knauth will open a branch in tho Terminal Buildings. I STJBTJBBAN. ST. GEORGB, S. I.—G. G. Haven sold, through the oHice of Cor- nelius G. Kolff, the remainder of his holdings on Staten Isĩand, known asthe Griswold property, Lo Mr. Carl Seitz. The property embraccs about 31 acres, immediately adioining Silver Laĩte Park, and js within walking distance of the St. George ferry landing. Tbe purehase of this property, together with the ownership of the Col, Shaw place on Grymes Hill and the Nesmith property on the Serpeutine road, Grymes HiH. makes Mr. Seitz a large owner oî property on Staten Island. It is interesting to note that Mr. £"eitz, withĩn two days after signing the eontract, was offered an advance of $10,000 on his purchase price of the Griswold property. It has been reported that Christoforo Zuccaro, of 444 Bast 13th st, sold his e-sty tenement 509 and 511 East 13th st, 371/^x103.3. Partition proeeedings have been begun affecting the property 282 and 284 Washington st, on the northeast corner of North Moore st. Alexander Freund sold the 3-sty brownstone dwelling 108 East 85th st, 18.1x102.2. This property is situated 125 ft, east of Park av. Á canvass of the real estate offiees shows that real estate for Christmas presents is not in great demand this year, much to the broker's regret. See Wants and Offers. A Broadway real estate broker found a mortgage bargain the other day. He bought a $5,000 first mortgage at 0% with a 10% bonus whieh matures next Septemher. The City Mortgage Co, has loaned the Fleischmann Realty and Construction Co. $110,000 on the property at the southeast corner of Old Eroadway and ISOth st, 125x101. By the terms of the snow-removing contracts adopted by the Eoard of Estimate yesterday the city will save about $500,000 over the bids received on the first advertisement, The sale of 2170 Amsterdam av, a 5-sty íĩat, wlth stores, next to the corner of 167th st, has been reported.
