November 10, 1917 RECORD AJVD GUIDE 615 utilize the space in the 43d street build¬ ing for kitchens and bakeries. The attorneys in the transaction were Julian A. Gregory, of Gregory, Stewart & Wrenn, for Drakes Restaurant, Inc.; David H. Bates, of Morrell, Bates & Topping, for the Ward Estate, owner of the 42d street property, and Claude A. Thompson, of Bigelow & Wise, for Charles J. FoUmer, owner of the 43d street property. The Charles F. Noyes Company were the sole brokers in the deal, and have been appointed agents of both properties for the lessee upon his taking possession, February 1, 1918. $500,000 Lease in 34th Street. S. W. Steel & Company leased from the estate of Bernard Crystal the five- story and basement building at 21 and 23 West 34th street, on plot 50 x 100 x irregular. The lessees now have stores located at 2 West 14th street, 32 West 14th street and 64 to 70 West 14th street; also one at Norfolk, Va. The lease is for a long term of years at a rental aggregating about $500,000. Heil & Stern were the brokers. The Crystal Estate was represented by Saul J. Dickheiser, as attorney, and the lessee was represented by Nathan H. Stone, as attorney. Large Sixth Avenue Lease. M. and L. Hess, Inc., leased for the South Sixth Avenue Company, Inc., the building at 339 to 355 Sixth avenue, 101 to 109 West 21st street and 102 to 106 West 22d street, covering the block front of Sixth avenue from 21st to 22d streets, formerly occupied by the Adams-O'Neil Company' as a depart¬ ment store, to the Hershey Chocolate Company, of New York, Inc., with headquarters at Hershey, Pa. The build¬ ing has a frontage of 200 feet on Sixth avenue, with a depth in 21st street of 85 feet and in 22d street 125 feet. The building is six stories and basement in height and contains about 200,000 square feet of floor area. The build¬ ing is now being extensively altered, and will be ready for occupancy on or about January 1, 1918. The_ Hershey Company will occupy the entire build¬ ing. The lease was made necessary by the growth of the lessees' business and the many advantages to the company of having a portion of its plant in the metropolitan district of New York. The SPECIAL FUND $100,000 for second mortgages in amounts $20,000 or over on centrally located prop¬ erty only. Loans in Borough of Manhattan only. This is one of a number of important leases recently made by M. and L. Hess, Inc., in this section and practically completes the renting of all the vacant space in the former Sixth avenue retail center, among them being the property of Wil¬ liam Waldorf Astor estate, formerly the Simpson Crawford Company Build¬ ing, at Sixth avenue and 19th street, to Montgomery Ward & Company; also the block front on Sixth avenue from 20th to 21st street, the entire buiiding formerly occupied by Adams-O'Neil Companj', containing about 170,000 square feet, to Henry Sonneborn & Company, clothing manufacturer of Baltimore, Md. Garage Lease in 41st Street. Brett and Goode Company leased for Alortimer Van Cott, Jr., Albert Van Cott, Jr.j Willard F. Cornell and others, to the Forty-first Street Garage, Inc., the buildings at 137 to 145 East 41st street, for twenty-one years, at a total aggregate rental of about $175^000. The Forty-first Street Garage, Inc., has been organized by William A. Larney, pro¬ prietor of the Lotos Garage. Knit Goods House Leases. M. and L. Hess, Inc., and Cross & Brown leased for the Rothschild Realty Company the store, basement and second floor, comprising about 30,000 square feet, in the Stuyvesant Build¬ ing, at 98 and 100 Fifth avenue» at the northwest corner of 15th street, to Salvatore Gronan, who for the past ten years has been located at 151 Cedar street. The lease aggregates about $100,000. Lease in Grand Central Zone. Cushman & Wakefield, Inc., with Ew¬ ing, Bacon & Henry, rented large space on the second floor of the Heckscher Building, 50 East 42d street, to the Monroe Clothes Shop, Inc., for ten years. The store will contain 2.400 square feet, with a frontage of 68 feet in 42d street. This is the seventeenth upstair store operated by this concern. Manhattan. ALBERT B. CROSS & BROWN CO. leased the 12th floor and part of the roof at 509 Sth av to the First National Exchange; space at 98-100 Sth av to J. Meyers and L. Alter; at 79-83 Sth av to Harry Edward. CROSS & BROWN CO. leased 7.000 sq. ft. of space at 1760 Broadway to the Jandorf Auto¬ mobile Co.; space at 407 and 409 Broadway to Charles Silver; space at 25 and 27 West 3Gth st to B. V. Isham ; at 102 and 104 Sth av to B. Tomby, and in Strand Theatre Building to A. J. Stasny.
